2.1 The Company, headquartered in London, specialises in sourcing property investments for international investors across the UK, Portugal, and Brazil. Our services include:

  • Buy-to-Let Investments: We source and secure buy-to-let property deals, presenting investment opportunities with details on yield potential, capital appreciation, and market trends. We handle negotiations with both sellers and buyers, manage the entire acquisition process, and charge a commission based on a percentage of the property’s purchase price.

  • Rent-to-Rent Deals: We identify properties suitable for corporate lets, such as serviced accommodation or HMOs, and negotiate terms with landlords for business use. A sourcing fee is payable upon signing the contract and before receiving the keys. An NDA must be signed before detailed property information is provided.

 

2.2 Serviced Accommodation Management: We offer property management services for serviced accommodation in South England, charging a percentage management fee on booking revenue. Investors receive all profits from their bookings at the end of the month, with fees dependent on the selected package.

 

2.3 For properties in Portugal, Brazil, or other countries, we provide investment sourcing and work with local partners for property management.

3. Data Protection

 

3.1 The Company is registered with the Information Commissioner’s Office (ICO) and adheres to data protection regulations. We handle personal data in accordance with our Privacy Policy, accessible at Privacy Policy.

 

4. Anti-Money Laundering (AML) Compliance

 

4.1 To comply with HMRC’s anti-money laundering regulations, we conduct checks on all clients to prevent money laundering and terrorist financing. This includes verifying the identity of our clients, assessing the source of funds, and conducting ongoing monitoring of transactions.

 

4.2 Clients may be required to provide documentation such as identification (passport or driving licence), proof of address (utility bills or bank statements), and information regarding the source of their funds. We reserve the right to request additional documentation as necessary.

 

5. Professional Associations and Insurances

 

5.1 We are a member of The Property Ombudsman and maintain Professional Indemnity and Public Liability Insurances to ensure client security and satisfaction.

 

6. Deal Sourcing

 

6.1 Our deal sourcing process includes consulting with clients to understand their investment criteria for both buy-to-let and rent-to-rent properties. We approach landlords and agents, negotiate terms, and secure favourable deals for investors.

 

6.2 For buy-to-let investments, we present opportunities to investors, handle negotiations with sellers, and manage the acquisition process, ensuring all aspects are covered until the contract is signed.

 

7. Non-Disclosure Agreement (NDA)

 

7.1 Detailed property information will be disclosed only after signing an NDA, which protects against direct negotiations that could bypass sourcing fees.

 

8. Sourcing Fee

 

8.1 The sourcing fee is non-refundable and is payable upon signing the lease agreement for rent-to-rent deals or upon securing a buy-to-let property.

 

9. Co-Sourcer Arrangements

 

9.1 When collaborating with co-sourcer companies, we may require an NDA to protect all parties involved.

 

10. Client Obligations

 

10.1 Clients must adhere to NDA terms and refrain from direct negotiations with landlords or agents to ensure the payment of sourcing fees.
